The cheapest and least detailed option. With this option we observe your property from the street only, and rely on owner-provided information on the interior condition of the property.

Standard appraisal

This is for most standard, suburban residential properties. We observe the full exterior and interior of the property and provide a more detailed analysis of the property. We proudly offer FHA appraisal for a small fee.

This includes properties over $1.5M, homes on acreage, rentals, 2-4 unit multi-family, ski area condos, and other non-standard residential properties. These properties are our specialty and pricing is case by case.

our process

Our typical turn time for appraisals in the Denver metro area, Colorado Springs, and Fort Collins, is two days. But how does that process work?

Quote and schedule

We will analyze the complexity of the assignment. Once you approve the quoted fee, we will schedule the appraisal within a one hour window, typically for the next work day, or whenever you are ready.


site visit

For most properties, our visit to the property takes less than 30 minutes. We measure the exterior (including any extra structures attached to the ground), take photos of the exterior and interior, and ask a few questions about any updates or remodeling that has been done to the property.


Writing the report and final delivery

From here, we take the data we have gathered, analyze the most recent and relevant market data, develop our opinion of value, and send you the report electronically as a PDF (we are also XML and ENV capable). That’s it! This whole process typically takes around two days for standard properties. We will deliver your appraisal within 48 hours of inspection or it’s free!
